tt jakarta2The Jakarta skyline is steadily being transformed with the topping off last week of Sequis Tower, a high-tech 210-meter Class A office building. Thornton Tomasetti provided structural engineering services to developer PT Prospero Realty for the project designed by architect Kohn Pedersen Fox Associates.





Located in the Indonesian capital’s Sudirman Central Business District, the 39-story, 138,800-square-meter (1.5-million-square-foot) tower will serve as the headquarters of a privately held collection of companies known as the Gunung Sewu Group. It will contain 34 floors of office space as well as trading floors, retail, restaurants, educational space, multi-function hall, fitness center, parking for up to 1,300 cars and multiple green spaces.

The building is composed of a reinforced concrete structure with a dual system of special moment frames and special reinforced shear walls to resist Jakarta’s high seismic forces. Long-span framing will provide large, column-free office space. Keeping the beams shallow to maintain the required ceiling height posed a design challenge, especially at the lower levels where the tower’s geometry flares out. Top-down construction was used for the podium and six-level basement. Targeting LEED Platinum, the project is designed to use 40 percent less energy than a baseline building. Sustainable features include easy access to public transportation, a high-performance envelope with double-glazed low-emissivity glass, solar shading, heavily insulated opaque walls to reduce heat loss, locally sourced materials, rainwater recycling and reduced water use through efficient landscaping.

It’s the first project in Indonesia to win a MIPIM Award, which it received in 2013 in the Best Future Project Asia Pacific category. It also took Best Office honors in the South East Asia Property Awards in 2015. The project team consists of real estate developer Farpoint (a subsidiary of Gunung Sewu Group), local contractor Total Bangun Persada and Turner International.
